Valle Perdido (Lost Valley community) is located outside the Costa Rican Central Pacific town of Playa Hermosa, just south of the county seat in Jaco. Driving time is currently 1.5 hours to the capital, San Jose. It's 5 minutes to the beach from the lot. The community includes Costa Rican tropical forest with several streams, providing the habitat for numerous plant and animal species.
For the VALLE PERDIDO DE PLAYA HERMOSA development, an active Owner's Association provides service to all property owners in the areas of security, road and landscaping maintenance, potable water service, property management service and administration. All owners in this existing development are required to join the Owner's Association and pay monthly assessments to cover service costs. Current owner assessments are $162.50 monthly if the parcel has a home and $54.16 monthly with a parcel only. Here are the main points:
Pets are allowed, however Cats must be kept inside (for environmental reasons) and Dogs must be kept under positive control at all times (leash, fenced yard, etc.). Excessive barking is unacceptable and may require that the pet be kept indoors at a minimum. Application of the Registered Guest Concept. Owners are responsible for their Guest's (to include building contractors) conformity with Association guidelines.
Completed infrastructure includes concrete roads and drainage, a security/maintenance facility, overhead electric to meter houses, with subterranean conduit runs to each property. A well provides potable water. Several parks and lookouts highlight the natural environment.
Telephone activation is administrated thru the Jaco (ICE) branch office.
Building Restrictions for Valle Perdido Properties.
For residential properties of 5,000M2 or more, a single family home over 80M2 (861 sq ft) and a Guest home of 80 M2 or less may be built. Home construction is restricted to the designated building platform as originally sold by the developer. A height restriction of 2 floors with a roof crest no higher than 8.2M or 27' exists when the building site is directly below another home site. The exterior color of the house must be an earth tone. The setback for home construction, from any development road or drainage is 2M (to include roof overhangs, decks etc.) .
Properties cannot be subdivided for resale. Construction is limited to 15% of total land area (Costa Rican law). Properties should be maintained in an orderly fashion with no discarded items visible.
Properties within Valle Perdido de Playa Hermosa are zoned as agricultural lands and as such, by Costa Rican law, a total of 15% of the overall land may have constructions. For example, if you own a property of 5,000M2 you may build on 750M2 or 8,070 sq ft.
Subterranean electric conduit (2”) and subterranean telephone conduit (half inch) has been provided to each property from above ground meter houses, limiting the need for visible above ground cable runs. expense. Owners are responsible for obtaining their own electric meter or telephone number with the public utility company (ICE- office in Jaco).
Each property is provided with a half inch water line coming off the development main water line.
